Welcome to Your Las Vegas Family Retreat 🏡✨ The things you can't tell from the photos: 🚪 Main-Floor Bedroom: One of the 5 bedrooms is downstairs with its own private ensuite bathroom — ideal for grandparents or anyone who'd rather skip the stairs. 📺 A TV in EVERY Room: All 5 bedrooms and both living rooms have their own smart TV — nobody fights over the remote. 🎯 The Pool Table Has Its Own Space: A full-size table in its own open game area, so the game never takes over movie night. 🛋️ Two Separate Living Rooms: A huge sectional under a coffered ceiling, plus a second sitting room when the group wants to spread out. 🍳 Full Kitchen, Actually Stocked: Cookware, utensils, cooking basics, coffee maker and kettle — you can really cook here, not just reheat. 🌐 Fast WiFi: Strong enough for streaming and video calls from every room in the house. 🛁 Bathrooms: Dual-vanity primary bath with a walk-in shower, and a separate bath with a soaking tub. 🚗 Parking: 4 free spaces — 2 in the garage and 2 in the driveway, so nobody has to park on the street. By booking our home, you agree to follow these essential house rules: 🔹 No Weed Smoking – Weed smoking is strictly prohibited indoors and outdoors, including the patio and backyard. If you smoke weed, please DO NOT BOOK. 🔹 Guest & Visitor Limit – The total number of guests + visitors cannot exceed the reservation count. Additional visitors are not allowed at any time. If occupancy exceeds the booked count, there is a $200 per extra person per night charge. Maximum allowed: 10 people total. 🔹 Cigarettes and vapes are allowed only outside, a few feet away from windows/doors. Cigarette butts must be properly disposed of—any found on the property will result in a $300 cleaning fee. 🔹 Noise Policy – No loud bass music. A noise monitor is installed (tracks sound levels but does not record conversations). Parties or large gatherings are not permitted. 🔹 Pool Table – Please use the cues and balls with care and keep drinks off the table. Sitting on the table is not allowed. Damage to the felt will be charged to the reservation. 🔹 Parking – Maximum of 4 cars: 2 in the garage and 2 in the driveway. Street parking is not allowed. 🔹 Security & Monitoring – Exterior security cameras are in place at the front door and garage for security purposes and to monitor guest headcount. 🔹 Emergency Contacts – You must provide two additional contact numbers and one email for emergencies after confirm your booking. 🚨 Failure to follow these rules may result in penalties, immediate cancellation, or eviction without a refund.
